Roofing questions we hear in Fayetteville
Free checks, licensing, permits, roof age, VA appraisals, tarping, insurance, the five-day cancellation rule, door-knockers, metal, algae streaks and flat roofs. Short answers here; longer ones in the guides.
Is the roof check really free?
Yes. A roofer looks at the roof and the attic, takes photos and writes a price. You owe nothing for that visit, and there's no pressure to book anything.
Are you licensed and insured?
The roofers carry general liability and workers' compensation insurance; ask and we send the certificate before anyone climbs a ladder. North Carolina requires a general contractor licence once a single project reaches $40,000, and work of that size is run under one. Smaller repairs and most single-family reroofs fall under that line.
Do I need a permit to replace my roof in Fayetteville?
State law (G.S. 160D-1110) exempts most single-family work of $40,000 or less from a building permit, and roof replacement is not on the list of exceptions. Replacing rafters or other load-bearing framing is, so structural repairs need one. We check with the inspections office for your address before work starts, and pull the permit when it's needed.
How old is too old for a roof here?
Architectural shingles from the 1990s are generally reaching the end of a 25-to-30-year life now, and a lot of Fayetteville was roofed in that era. Age alone doesn't condemn a roof, though. Granule loss, curling, cracked tabs and soft decking do. The free check tells you which you have.
Will a VA appraiser flag my roof?
VA's minimum property requirements say a roof must prevent moisture from getting in and give reasonable future utility, durability and economy of maintenance. Active leaks, missing shingles and worn-out sections tend to draw a repair condition. If a defective roof has three or more layers, VA requires all the old shingles to come off before the new roof goes on.
How fast can you tarp a leaking roof?
As soon as it's safe to be on the roof. Lightning, high wind and a wet steep roof all mean waiting. Call, say the water is coming in, and we put you at the front of the line.
Do you work with insurance companies?
Yes. We document storm and hail damage with photos and measurements, meet the adjuster if you'd like, and price the work that's actually on the roof. The deductible is yours to pay; we don't offer to cover or rebate it.
What is the five-day rule after a claim is denied?
Since October 1, 2024, North Carolina law (S.L. 2024-11) gives you five business days to cancel a residential roofing contract after your insurer denies the claim. The roofer can't start work or take payment in that window, except emergency work to stop further damage. It doesn't apply to licensed general contractors and their subcontractors.
Someone knocked on my door after the hailstorm. What should I know?
Off-premises sales in North Carolina come with a three-business-day right to cancel. Take your time, ask for an insurance certificate and a written scope, and get a second opinion on any damage they say they found.
Is metal roofing worth it here?
It can be. Standing seam handles heat and wind well and outlasts shingles, but it costs more up front: national guides put it at $4 to $30 per square foot installed against $4.25 to $12.25 for asphalt shingles. See the comparison guide for the full picture.
Why do I have dark streaks on my roof?
In humid summers, algae grows on the north and shaded sides of shingle roofs. It's usually cosmetic, not a leak risk. Granules collecting in the gutters are a different story and worth a look.
Can you fix my flat roof or porch roof?
Yes, including TPO and EPDM on low-slope porches, carports and small commercial buildings. Ponding water and failed seams are the usual problems.
Which towns do you cover?
Fayetteville and the rest of Cumberland County, plus Raeford, Anderson Creek, Lillington, Dunn, Sanford, Southern Pines, Pinehurst, Aberdeen and Lumberton. If you're between those, call and ask.
Can I call at night?
Yes. The line picks up at any hour, takes your details, and a person calls you back. Crews work Monday through Saturday.
